The Tax Deduction Most Home Daycare Owners Miss

If you run a daycare out of your home, there's a calculation the IRS allows that lets you deduct a percentage of your housing costs — rent or mortgage interest, utilities, homeowner's insurance, property taxes, and even repairs. It's called the Time-Space percentage, and a surprising number of home daycare providers either don't know about it or don't claim it correctly.

Want to find out your percentage right now? Use our free Time-Space calculator — enter your square footage and hours and get your number in 60 seconds.

What is the Time-Space percentage?

The Time-Space percentage is the IRS-approved method for calculating what portion of your home expenses are deductible as business expenses. It's specifically designed for home daycare providers and is outlined in IRS Publication 587 (Business Use of Your Home).

It combines two factors (and DaycareProfit calculates both for you automatically):

  • Time percentage — the number of hours your home is used for daycare divided by the total hours in the year (8,760). This includes hours when children are present, plus time spent on daycare activities like cleaning, meal prep, and setup even when kids aren't there.
  • Space percentage — the number of rooms used regularly for daycare divided by the total number of rooms in your home. The IRS says “regularly” means you use that room for daycare on a consistent basis, not just occasionally. Most providers can count the living room, kitchen, bathroom, play area, and any room where kids eat, sleep, or play during care hours.

Multiply the time percentage by the space percentage, and that's your Time-Space percentage. This is the portion of shared home expenses you can deduct on your Schedule C.

A real example

Say you run daycare Monday through Friday, 10 hours a day (7 AM to 5 PM), plus you spend about 5 extra hours a week on cleaning, meal prep, and setup after kids leave. That's roughly 2,860 hours per year.

Your home has 8 rooms and you use 5 of them regularly for daycare.

Time: 2,860 ÷ 8,760 = 32.6%

Space: 5 ÷ 8 = 62.5%

Time-Space: 32.6% × 62.5% = 20.4%

With a 20.4% Time-Space percentage, if your annual housing costs total $18,000 (rent, utilities, insurance, property tax), you can deduct $3,672 on your Schedule C. That's real money that directly reduces your taxable income — and it's money you're leaving on the table if you're not calculating this. DaycareProfit runs this calculation for you and applies it to every shared expense you log, so you see the deduction building throughout the year instead of scrambling to figure it out at tax time.

What expenses it applies to

Your Time-Space percentage applies to any expense that benefits your entire home:

  • Rent or mortgage interest
  • Property taxes
  • Homeowner's or renter's insurance
  • Utilities (electric, gas, water, internet)
  • Home repairs and maintenance on shared spaces
  • Depreciation on your home (if you own)

Note: expenses for spaces used exclusively for daycare (like a dedicated playroom) can be deducted at 100% of the time percentage, not the combined Time-Space percentage. That's even better. When you log these expenses in DaycareProfit, the app knows which are shared and which are exclusive-use — so the right percentage is applied automatically.

Don't leave thousands on the table. Start with DaycareProfit — your Time-Space percentage is calculated automatically and applied to every shared expense.

Why providers miss it

Three reasons come up again and again:

  • They don't know it exists. Nobody tells new providers about this when they start. It's not part of licensing training, and most generic tax guides don't cover home daycare specifics.
  • They think their accountant handles it. Many general accountants aren't familiar with the Time-Space calculation for daycare providers. Unless your accountant specifically works with home-based childcare businesses, they may not apply it correctly — or at all.
  • They don't track their hours. Without a record of how many hours your home was used for daycare, you can't calculate the time portion. And without that, the whole deduction falls apart.

DaycareProfit solves all three of these. It calculates your Time-Space percentage, automatically applies it to shared expenses like rent and utilities, and shows you exactly how much you're saving. You don't have to understand the IRS formula — the app handles it for you.
